It is important to maintain your boiler to reduce the possibility of an untimely breakdown. Annual servicing is the best way to achieve this and is also a manufacturers requirement to honor the warranty after the installation of a new boiler.
Below is the process we follow during a boiler service.
● Visual inspection of the boiler to check for signs of spillage or corrosion on the appliance.
● Inspection of the flue and its termination. Where the flue is concealed adequate inspection hatches must be installed to inspect each joint of the flue to comply with regulations.
● Check boiler safety devices are in correct operation.
● Clean the heat exchanger.
● Clean condensate trap.
● Check system pressure and top up as required.
● Clean system filter if applicable.
● Check flue gas analysis for the appliance and ensure it coincides with the manufacturer's instructions.

Landlords Gas Safety Reports.
As a landlord you have a legal obligation to provide an annual gas safety report. A gas safety inspection must be completed every 12 months and be carried out by a gas safe qualified professional. The importance of a gas safety report or ‘cp12’ is to provide documented proof that all flues, appliances and relevant fittings have been checked by a gas safe registered engineer.
The inspection includes the following:
● Check appliances for tightness and safety regulations
● Ensure there is sufficient provision for ventilation
● Check burner and gas pressures against the manufacturer’s data plates
● Check the flue flow to ensure the removal of combustible products
● Monitor standing and working gas pressure
● Safety devices must be checked to ensure they work safely and you should also check for any misuse of gas devices or items.

● Remove internal baffles and clean the heat exchanger.
● Clean secondary heat exchanger where applicable.
● Replace injector nozzle.
● Check flexible oil hoses and replace as necessary.
● Clean condensate trap.
● Check system pressure and top up as required.
● Clean system filter if applicable.
● Check flue gas analysis for the appliance and ensure it coincides with the manufacturer's instructions.

Oil tank replacement.
As part of your oil fired heating system the oil storage tank is one of the most important components when it comes to environmental safety. Upon commissioning any new oil boiler installation an oil storage tank fire risk assessment must be completed. At Oakhill Plumbing & Heating we also complete a visual inspection of the oil storage tank when carrying out a boiler service. We will advise you on the condition, overall installation and any safety concerns during a site visit.
